Coastal concrete has its own problems

Living a few minutes from the beach is the whole point of San Clemente, but the ocean is hard on concrete. Morning marine layer settles moisture onto every slab in town. Salt rides in on the breeze and soaks into bare garage floors, patios and walkways, where it slowly breaks down the surface and leaves white, chalky crust behind. Sand tracks in on wetsuits, boards, beach carts and kids' feet, and every pass of a tire grinds it into the floor like sandpaper. On top of that, many homes sit on hillsides where groundwater moves under the slab, pushing moisture up from below.

That combination is why so many store-bought garage kits fail here. A thin coating rolled over damp, salty, unprepared concrete has nothing solid to hold onto. It bubbles, turns cloudy and peels, sometimes within a single season. Our approach starts with the slab itself: grinding it clean, testing it for moisture and choosing primers and coatings that are rated for it.

How we build a floor

The steps are the same whether you have a one-car condo garage or a large shop in the business park.

  1. Inspect and test. We check the slab, take moisture readings and look for salt bloom, cracks and old coatings.
  2. Diamond grind. Grinders with attached dust vacuums remove the weak top layer and any salt residue so the primer can bite into clean concrete.
  3. Repair. We fill cracks, spalls and pitted areas and grind them flush.
  4. Prime and coat. On damp slabs we use a moisture-tolerant primer, then build the base coat and any flake or quartz.
  5. Topcoat and walk-through. A UV-stable clear coat with grip finishes the floor, and we walk it with you before we leave.

What we install

We handle homes, condos, rentals and commercial spaces all over town.

Garage floors

Most of our work is residential garages. Pick a crisp garage floor epoxy in a solid color, a full broadcast flake floor that hides sand and wear, or a fast polyaspartic floor coating that is often done in a single day.

Interior and decorative work

For converted garages, gyms, studios and game rooms we pour metallic epoxy floors with a deep, glossy look. We also make epoxy countertops for kitchens, outdoor bars and laundry rooms.

Commercial floors

Shops, light industrial suites, breweries and gyms get commercial epoxy flooring. Offices, showrooms and modern homes often choose polished concrete.

Outdoor surfaces and repairs

Patios, pool decks and walkways get breathable concrete sealing to block salt and stains, and steep hillside drives get grippy driveway coatings. If a past coating is failing, our epoxy floor repair team can fix it or strip it and start over.

The homes we work on

San Clemente has a wide range of housing, and each type brings its own floor questions. The older neighborhoods near the pier and downtown have classic Spanish-style homes with smaller garages, many of which double as surf storage and workshops. Those slabs are often decades old, with stains, patched cracks and layers of old paint. They take more grinding and repair, but they come out looking new.

The master-planned communities up the hills, like Talega and Forster Ranch, have newer homes with two- and three-car garages and smooth, tight slabs. Those floors need grinding to give the coating something to grip, but they rarely need heavy repairs. Many of these homes are part of an HOA, and we are happy to provide color samples and product data for any architectural review.

We also coat a lot of condo and townhome garages. Space is tight and neighbors are close, so we keep dust contained with vacuum-attached grinders, keep our equipment tidy and work within community hours.

Moisture is the big one

The single most important thing we do on a coastal slab is test for moisture. Water vapor moving up through concrete is the top reason coatings blister and peel. Hillside lots, irrigated landscaping right up against the garage and the marine layer all add to it. If our readings are high, we use a moisture-mitigating primer designed to hold back that vapor. It adds a step and some cost, but it is what keeps a floor bonded for years instead of months.

Salt, sand and cleanup

A sealed floor does not absorb salt, so the white crust that builds up on bare concrete stops forming. Sand sweeps right off instead of grinding into the surface. If you rinse boards and wetsuits in the garage, a coated floor with a textured topcoat stays grippy and dries quickly. Many surf families choose a flake floor because it hides the fine sand that always seems to come home from the beach.

Costs and estimates

The price of a floor depends on its size, its condition, the moisture readings and the system you choose. A small condo garage with a good slab costs much less than a large hillside garage that needs moisture mitigation and crack repairs. We give every customer a written, itemized estimate after looking at the floor in person. Estimates are free.

Common questions

Will the salt air yellow my floor?

Salt does not yellow a coating, but sun can. We use UV-stable topcoats so the color holds near an open garage door.

My slab is always a little damp. Can it be coated?

Usually yes. We test it first and use a moisture-tolerant primer when the readings call for it.

How soon can I use the garage?

Polyaspartic floors often allow parking the next day. Epoxy usually needs two to three days.

Will it be slippery when wet?

We add grit to the topcoat, and you can choose more texture if you rinse gear in the garage.
